Refurbished Commercial Premises

A M Price & Sons Construction Ltd successfully tendered for refurbishment works at Unit A3 & A4 Link 1 Industrial Park, Tipton. The units were subject to a schedule of dilapidation following vacation by a previous tenant. To maximise rental income, works were essential prior to re-marketing.

INTRODUCTION

A schedule of works were provided in the tender pack supplied by Agent Workman & Partners. A cost schedule was prepared, submitted and AM Price were successful in their tender for this project.

Following receipt of instructions a deadline for completion of works was issued for eight weeks. Given the time constraints of the project Director Luke Price with over fifteen years of construction industry experience led the team of contactors to ensure that works were carried out as necessary to the specification detailed and in the timeframe given.

The premises located in Tipton, between Birmingham and Wolverhampton in the heart of the Back Country, comprised two industrial units of 16,611 sq feet - 1,544 sq m.

Both units were of a steel portal frame construction with insulated metal profile cladding and part internal concrete block walls beneath insulated metal roof cladding, incorporating transparent roof lights. 

Each unit has ground and first floor centrally heated office and ancillary facilities.  Both units have overhead vehicular access doors at the front and benefitted from forecourt car parking and a servicing area.

 

SCHEDULE OF REPAIRS

  • External cladding repairs and replacement of cladding panels
  • Roof & rainwater fittings made good
  • Exterior electro static spray to windows & re-spray to cladded panels
  • CCTV survey to downpipes and repairs accordingly
  • Overhaul to aluminum windows and leave in full working order
  • Overhaul to security and roller shutter doors - leave in full working order
  • Replace weather seals
  • Repair works to canopy porch
  • Refit external and internal lighting
  • External decoration - prepare, prime & overcoat to windows, doors and timbers
  • Landscape external grounds including perimeter of units
  • Renew car parking bay
  • Strip out - inc. partitions, flooring, wall linings, suspended ceiling, heating system, fixtures & fittings
  • Repair and replace CCTV cables and cameras.
  • Replace where necessary cills to windows
  • Supply & fix new ceramic tiled wall finishes, grout and make good
  • Floor: prepare floor supply and lay new tiled finish.
  • Provide quality entrance matting
  • Remove existing suspended ceiling, clean down, replace with new tiles
  • Remove redundant fittings, cut out damages sections, make good then paint
  • Repair all intact interior doors and joinery, replace all damaged.
  • Overhaul sanitary fittings including wash hand basins, urinals, wc's and cisterns.
  • Replace defective fittings and sanitary fixtures.
  • Repair cubicle partitions.
  • Partition and fit out new disabled toilet furniture
  • Remove and replace all signage
  • Carry out entire internal decoration
  • Commercial clean to interior and exterior of units and parking bay
  • Survey, inspect and re-install all electrical cables, fittings and alarm system in accordance with current legislative, statutory & current regulation requirements.
  • Survey, inspect and re-install heating and plumbing components and fittings in accordance with current legislative, statutory & current regulation requirements.
  • Survey, inspect and re-install ventilation and air conditioning units in accordance with current legislative, statutory & current regulation requirements.
  • Survey, inspect and re-install fire detection components in accordance with current legislative, statutory & current regulation requirements
  • Make good and carry out remedial works to building structure where necessary.

A feature of this project was the necessity to fast track the refurbishment works to minimise loss of rent without compromising on the quality of workmanship and the budget. To the satisfaction of the client the handover on completion of works took place two weeks prior to the completion deadline and was snag free.
